How to write a listing caption that gets read

A good listing caption does one job: it makes the right buyer stop, picture themselves in the home, and message you. These are the habits behind the captions this tool writes, so you can use them even when you write your own.

1. Lead with the one thing people will stop for

The first line is all most people read before they scroll. Put the best fact there: the redone kitchen, the corner lot, the walk to the park. "3 bed, 2 bath" alone rarely stops a thumb, but "A backyard that runs right up to the trees" might.

2. Pick three highlights, not ten

A caption is not the MLS remarks. Choose the two or three features a buyer would mention to a friend and let the photos or the reel show the rest. Shorter captions get read to the end, and that is where your call to action lives.

3. Use real facts and plain words

Skip "stunning", "nestled" and "dream home". Every agent uses them, so buyers tune them out. Specific facts build trust: the year the roof was replaced, the size of the garage, the street it sits on. Never add a school, a view or a feature the listing does not have.

4. Write for each app

Instagram and Facebook posts can carry a short walkthrough and a few hashtags. TikTok captions should be one or two short lines, because the video does the talking. A reel hook is even shorter: about 40 characters that sit on screen in the first second.

5. Keep hashtags few and local

Three to five hashtags is plenty. Use your town or neighborhood, the home type and one broad tag such as #newlisting. Local tags reach people who could actually buy the home.

6. End with one clear next step

"Message me for a showing", "Open house Saturday 1 to 3" or "Link in bio for photos". One ask works better than three.

Questions

Is the caption generator free?

Yes. You can write up to 10 sets of captions a day without an account.

Will it make up details about my listing?

It is told to use only the details you type and to leave out anything you did not give it. Always read the caption before you post, since you know the home best.

Can I use these captions for a listing video?

Yes. The reel hook is written for the first second of a video. Listing Reel Maker can turn your listing photos into that video, and your first reel is free.
